PHASE II ENVIRONMENTAL SITE ASSESSMENT
AND SITE CHARACTERIZATION

 

Site characterization identifies the type and size of an impact and provides basic projections of mitigation techniques and costs.

TRI/CON's site characterization, our Phase II Investigations provide a comprehensive and detailed review of a site to evaluate suspected environmental impairments and resulting liabilities. Results provide basic projections of mitigation techniques and costs. This information may be used in negotiating the terms and conditions in a particular property transaction or to comply with regulatory agency requirements.

Phase II investigations typically include the following:

  • Preparation of a site-specific sampling, analysis, and work plan to confirm the presence of contamination

  • Preparation of a site-specific health and safety plan

  • Collection of samples of waste, waste streams, hazardous materials, surface water, groundwater, or soils, and testing of underground storage tanks for content and structural integrity

  • Comprehensive review of the regional and local geology and hydrogeology to determine the migration pathways of surface and subsurface contamination; and the installation, as required, of groundwater monitoring wells to determine site hydrogeology
  • Laboratory analysis of samples to identify contaminants, including, but not limited to, petrol hydrocarbons, volatile organic compounds, inorganic contaminants and asbestos

  • A written report of all findings, including laboratory test results and interpretations, conclusions, and recommendations
