	PROPERTY CONDITION ASSESSMENT

 

The objective of TRI/CON's services in connection with performance of a Property Condition Assessment is to provide to parties with an interest in the property, information on the current physical condition of the property.

The elements of a Property Condition Assessment include:

• A description of the site and the building including its systems and components. Information is obtained with respect to compliance with applicable building, fire protection, life safety codes, and ADA requirements

• An evaluation of the effectiveness of site drainage including compliance with applicable storm water runoff regulations

• A description of the building envelope addressing performance of surfaces, window systems, roofing and the like, with emphasis on effectiveness of prevention of water entry into the building

• An evaluation of the performance and adequacy of HVAC, plumbing, electrical, and, if applicable, elevator and/or elevator systems including review of maintenance and repair records

• Estimated probable costs of repairs and deferred maintenance and development of estimate of reserve for replacement.
